Wood Destroying Insect or Organism (WDI or WDO) Inspections

Commonly referred to as Termite Inspections

  • A Wood Destroying Insect Inspection is a detailed inspection wherein our inspectors look for wood damaging pests and provide a report used for real estate closings

  • The inspection screens for Termites, Woodborers (Powder Post Beetles and Old House Borers), Carpenter Bees and Carpenter Ants

  • A detailed legal report is given upon completion of the inspection findings

  • All of our inspectors have attended and passed our extensive Wood Destroying Insect class and are state registered or certified

  • This Inspection is required by most lenders for the sale or refinance of a home.

Wood Destroying Insect Treatments

  • Termites

  • Carpenter Ants

  • Carpenter Bees

  • Old House Borers

  • Powder Post Beetles

Septic Walk Over Inspection

  • This is a basic trace dye and visual inspection only

  • Dye tablets are introduced into a toilet and flushed. Approximately 100 gallons of water is run following the introduction of the dye.

  • A visual inspection is conducted on any exposed plumbing pipes in the home and then the septic drain field is surveyed to see if any trace dye has surfaced, indicating a leak

  • A copy of the Health Dept. Plot must be provided and/or our Septic Report questions answered prior to issuance of report

  • We will not provide this inspection if we cannot acquire a copy of the plot or have the report questions answered

There will be no digging or opening of the distribution box

Water Testing

We perform water collecting services wherein inspectors acquire a water sample and provide it to a state certified lab for testing

We test for the following:

  • Fecal and Coliform Bacteria (standard)

  • FHA tests: Lead , Nitrates, Nitrites, Turbidity, PH (others upon request)

  • Water tests are required on properties that have wells or cisterns

  • The type of loan (FHA/VA) will dictate the types of tests required

Radon Testing

  • Radon tests are usually requested for the sale of homes but can be performed for any homeowner

  • This test measures the levels of radon present to determine if remediation is needed

Radon canisters must be placed in the home's lower level 6 inches apart and left for 48 hours
